Signs Your Roof Is Ready For Replacing
One fault is a repair. A pattern is something else. A roof near the end of its life shows it in several ways at once. If you recognise two or three of these on your house, ask us to look.
- Repairs every year - you have had a roofer back each winter and your leaks keep moving to new places.
- Slates slipping across the whole roof - when the nails have rusted through, your slates let go a few at a time all over.
- Crumbling tiles - if your tiles are flaking or soft at the edges, new ones will not sit well among them.
- Sagging between the rafters - a roof line that dips on your house suggests tired battens or timber underneath.
- Old felt hanging down in the loft - torn or brittle underlay means the second line of defence on your roof has gone.
- A roof the same age as the house - an original covering on an old house has done its work, and we can tell you how long yours has left.

Look for faults turning up in several places at once: slipped slates on more than one slope, sagging between the rafters, crumbling felt in the loft, or leaks that move from room to room. One fault is a repair. Many faults together usually mean the covering is worn out. A free roof check gives you a definite answer.
It depends on the size and shape of your roof and on the weather. A straightforward terraced or semi-detached house is normally a matter of days, not months. Ask us when your roof is priced and we will talk you through it.
Replacing like with like does not normally need planning permission, though a full re-roof has to meet Building Regulations. Listed buildings and homes in a conservation area can be different, and the rules are set by your council. If that applies to your house, check with the council before work is ordered.
