You have had it sealed and it still drips. The damp is beside your chimney, under a dormer or along the wall of your extension. It shows after heavy rain and dries out again. Mastic and flashing tape have not cured it.
The answer is usually new lead, and we fit it. We find the junction that has failed on your roof and renew it. This is the leadwork we do for you:
- Chimney flashings - the stepped lead and apron round your stack renewed.
- Abutment flashings - new lead where your roof runs into a wall or a taller house next door.
- Lead valleys - the lined channel between two slopes of your roof replaced when it has split or worn thin.
- Soakers - the hidden lead pieces under your slates or tiles at a wall, renewed with the flashing.
- Bay and dormer roofs - small flat or curved lead roofs relaid for you in properly sized sheets.

What to look for
Where Lead Fails On Your Roof
Lead goes where two surfaces meet. Those joins are the weak points on any roof. If your leak is near one of these, lead is the likely cause and we can renew it.
- Beside the chimney - damp on your chimney breast or the ceiling next to it.
- Where an extension meets the house - a stain along the wall of your back addition, just under the join.
- Under a dormer - water marks on your loft room ceiling or round the dormer window.
- Below a valley - a leak that follows the line where two slopes of your roof meet.
- Over a bay window - damp in the ceiling of your bay, under its small lead or slate roof.
- Behind a front wall - water showing at the top of your walls, below a gutter you cannot see.

Common questions
Leadwork Questions
Lead expands in the sun and shrinks in the cold. A piece that is too long, or fixed too tightly, cannot move and cracks after years of that. The cure is new lead in shorter lengths with proper joints, not sealant over the split.
A small split in otherwise sound lead can sometimes be repaired. Lead that is thin, cracked in several places or pulling out of the wall is better replaced. We will tell you which applies to yours at the free roof check.
There are lead-free flashing materials, and they have their uses. Lead lasts far longer when it is fitted correctly, and it is usually the right choice on an older house. Ask us and we will tell you what we would use on your roof and why.
Correctly sized and fitted lead commonly lasts for many decades. Most lead fails early because it was put on in pieces that were too large, not because the lead itself wore out.
Lead moves every day as it warms and cools. Sealant and flashing tape cannot move with it, so they crack or peel and the leak returns. Renewing the lead is the lasting repair.
Sound lead can sometimes be re-dressed and kept. Lead that is thin, split or too short is replaced with new sheet. We will tell you which yours is.
A soaker is a small piece of lead tucked under each slate or tile where the roof meets a wall. You cannot see them, but together with the flashing over them they keep that join dry.
